Important Update: Airbnb’s New Fee Structure and Rate Adjustments
Airbnb is making a major change to how booking fees are displayed and collected, which affects all owners using property management software.
What’s Changing

Effective October 27, 2025: All Airbnb hosts connected through property management software will move to Airbnb’s single fee structure.

As of August 25, 2025: Newly created Airbnb host accounts already default to this structure.
How Fees Work Today vs. After the Change

Current Split Fee (Today): Airbnb deducts a 3% host fee, which you see on your statements, while guests pay an additional 14–16% fee on top of your nightly rate.

New Single Fee (After October 27, 2025): A flat 15.5% service fee will be deducted from your payout. Guests will only see and pay the price you set—with no extra Airbnb fee line item at checkout.
What This Means for You

The total price guests see will remain the same under either structure. Guests always see the full amount due before booking.

For Owners: To keep your payouts consistent, nightly rates on Airbnb will need to increase by about 15.5%.

If we do not adjust, guests will pay less, but your earnings per booking will decrease.
How We’re Responding
To protect your revenue, we will automatically raise Airbnb rates by ~15.5% before October 27, 2025 using our property management software.

Other Platforms Unaffected: VRBO and direct bookings on BookTexoma.com will remain on their current structures.

Automatic Updates: No action is required from you—we’ll handle all technical adjustments.

Today: A $300 nightly rate + 14% Airbnb guest fee = $342 guest total. You net about $291 after Airbnb’s 3% host fee.

After October 27: A $300 nightly rate (no guest fee added) = $300 guest total. Airbnb deducts 15.5% ($46.50), leaving you with only $253.50.

With Adjustment: By raising the nightly rate to $342, guests still see the same total price, and you net the same amount as before.
Final Thoughts
Airbnb’s change to a single fee structure simplifies pricing for guests but shifts more of the service fee responsibility onto owners. By adjusting rates proactively, we’ll ensure that your payouts remain stable while guests benefit from a cleaner, more transparent booking experience.
